Ismail Khalaf, from RE/MAX Professional in Alexandria, has secured the prestigious title ”RE/MAX Egypt’s Top Agent of the Year 2023”, marking his first such achievement in his professional journey. Despite lacking prior experience in the real estate field and transitioning from a career in civil engineering originally, he managed to accomplish this feat in a relatively brief timeframe.
To delve deeper into his journey and understand how he reached this significant milestone so quickly, we conducted an interview with him, posing several questions to gain insights into his background and leverage from his experiences.
In terms of my sentiments, this came as quite a shock to me, particularly considering the exceptionally tough and demanding year we've had. From grappling with initial economic hurdles to adapting to shifting sales dynamics, this recognition truly caught me off guard and was far beyond my expectations, to be frank.
I capitalized on the fluctuations in the economic market by directly converting negatives into positive opportunities for customer engagement. Maintaining close communication with clients was crucial, especially amidst the surge in the dollar's value. This increase proved beneficial in engaging with existing clients who were initially hesitant to invest in Egypt, resulting in highly effective interactions. I efficiently leveraged these economic challenges, with the support of RE/MAX playing a pivotal role in my success.
The aspect of this field that I find most rewarding is the challenge it presents. The greater the challenge, the stronger the sense of determination and resilience, making the work more fulfilling and inspiring.
My entry into the real estate industry was an unexpected delight, thanks to a chance encounter with my friend Amr Essam (Broker Owner of RE/MAX Professional) while selling an apartment. Although my background was in civil engineering, I found myself drawn into the world of real estate due to my extensive network of connections. Friends began entrusting me with the task of selling their properties. During this time, I discovered that Amr was also attempting to sell the same apartment.
At that point, I was unaware of RE/MAX, and it came as a pleasant surprise when I realized that while I managed to bring in one client, Amr effortlessly attracted ten. This presented a significant challenge—how could one acquire such a large clientele? Ultimately, Amr successfully closed the deal, sparking my curiosity about his methods.
This auspicious beginning led me to explore the world of RE/MAX. Amr's encouragement during this time inspired me to join RE/MAX Egypt, marking the culmination of this fortuitous coincidence.
The resources presented by RE/MAX were instrumental in my success, particularly due to the strong brand recognition both locally and internationally. This played a vital role in expanding my customer reach, a priority for me as I've consistently focused on delivering dependable services and transparent information to clients.
With the support of RE/MAX, I could effectively engage with clients beyond Egypt's borders, spanning countries like the United States, Canada, Switzerland, and Australia. This enabled me to establish a substantial base of international clientele, contributing significantly to my achievements in recent years.
To be honest, my greatest joy stems from the reactions of my clients upon completing a deal, whether they were investors or seeking their own residential property. It brings me immense satisfaction when a client expresses their happiness, such as saying, "May God bless you, you've provided us with something truly exceptional, and we've benefited greatly from it." It is equally gratifying when they would work with me again and refer me to others, stating, "We've had a fantastic experience dealing with you." These kinds of referrals have a profound impact on me, serving as a strong motivator to push myself harder and strive for excellence. They made me feel that I had successfully and thoroughly accomplished my task, leaving me completely fulfilled.
Regarding expectations for the upcoming period in 2024, I anticipate significant impacts on the real estate market in Alexandria due to the scarcity of supply, unless new projects are initiated. However, the notable opportunity this year lies along the North Coast, particularly following the Ras El Hekma announcement. I highly recommend that all branches in Alexandria prioritize the North Coastal areas, as I perceive that many real estate companies in the region have yet to fully capitalize on the opportunities presented there. Therefore, I believe that achieving success in 2024 necessitates a concentrated focus on operating in and investing further in the Sahel region.
A project like Ras El Hekma has already begun to influence developers who have initiated projects there, such as Palm Hills and Sodic. This is evident in the rising prices of their units and the increasing demand for them. This direct impact on developers consequently affects real estate agents as well. However, it's noticeable today that Ras El Hekma is receiving much more attention than before. Previously, customers preferred to reside in areas close to Al Alamin, such as Marassi, rather than relocating to Ras El Hekma. Nonetheless, I believe the future lies with Ras El Hekma. Therefore, it's essential for us to heavily focus on projects in that area.
When it comes to recommendations for investors, I suggest leveraging the insights of individuals who have successfully invested in real estate in previous years and reaped significant profits. Building on this, I firmly believe that the most promising opportunity this year lies in Ras El Hekma and its adjacent areas. Investors should be poised to capitalize on new projects as they become available without hesitation, as these are likely to present the most lucrative opportunities for investment this year.
